Which Charlotte apartment complex actually has the worst management, sharing stories

Not naming properties in the title for obvious reasons, but I want this thread to be a real resource. I've been tracking Charlotte apartment complaints for the past year and I'm seeing distinct patterns by management company. Share your experience below and let's see what emerges.

I'll start: Greystar in South End, 2023-2025. Year one was acceptable, maintenance response averaged 4-5 days for non-emergencies. Year two: staff completely turned over, response times went to 2-3 weeks, and I received three automated "your request has been resolved" emails before anyone actually came. The AC repair situation in July 2024 took 19 days. I have documentation.

What I'm interested in: which companies keep showing up? Which properties have the most consistent complaints versus which ones seem to vary by location? Is there a difference between Greystar properties and between, say, MAA properties, depending on the local property manager?

Drop: the management company, neighborhood (not exact address), category of complaint (maintenance, fees, deposit, noise, lease), and whether you'd warn others away or if it was a one-time issue. This is a community resource, not a rant thread. I'll compile a summary if we get enough responses.

MAA Ballantyne: fine for the first year, then staff turned over and it became a completely different property in terms of responsiveness. Same company, same building, completely different experience. Staff continuity matters enormously.

Camden in Uptown: good for the first 18 months, then I filed a code complaint about mold and received a non-renewal notice two months later. Don't know if it's related. The timing is what it is.

Hawthorne, University City: they sent my deposit itemization on day 31. NC law requires it within 30 days. They still tried to keep the deposit. I disputed it and eventually got most of it back.

My comparison point: I moved from a large corporate complex to a private landlord in Plaza Midwood. The private landlord owns 4 units. She answers her own phone. Every single issue I've had has been fixed within 48 hours. Scale matters.

Lincoln Property, Myers Park: solid on maintenance, questionable on fees. Charged a $200 lease processing fee at renewal that I eventually got waived after pushing back in writing. If you don't push, they don't move.
